🗣️ Simple Explanation

Generally, you can transfer any kind of property to someone else. However, there are exceptions. You can't transfer something you might inherit in the future. Also, you can't transfer property for an illegal reason, to someone who's not allowed to own it, or if the transfer goes against the nature of the property itself. Some personal rights, like future maintenance or certain types of easements, also can't be transferred.

💡 Real Life Example

A owns a house and can sell it to B. However, A cannot sell his potential inheritance from his uncle (spes successionis). A cannot transfer property to a minor who is legally disqualified.
